directions to property:
From Rijeka airport on the island Krk follow the directions to Rijeka. You will first pass a bridge to the mainland (no toll in that direction). Continue to Rijeka along the coast and, once through town, towards Pula/Matulji rather than the sign to Opatija. Exit to Opatija when you reach the village Matulji. See further directions below (The road you will be on...)
Coming from Zagreb or Split follow the directions to Rijeka/Pula/Triest and then to Pula/Opatija. Take the exit to Opatija. The village you will be in is called Matulji. Follow the signs in the direction of Opatija. The road you will be on is called "Nova cesta" and Villa Marija is located on it. It winds for about 5 minutes along the coast. Watch for a big supermarket on the right hand side called "Billa". Now you are very close to Villa Marija. Continue straight passed the intersection (don't turn left!). A big yellow villa will be ahead of you behind tall trees which is lit at night. Drive slowly and follow the yellow sings for «Villa Marija» to the right. There is a small street on the right called "Ulica Palmi" which leads, after 10 meters, to the front gate of Villa Marija on the left hand side. The reception and parking area are on the left side of the building. The entrance in the front is for loading/unloading only and requires a key.

Opatija is often called the "Nice of the Adriatic".
Opatija is one of the most popular tourist resorts in Croatia and a place with the longest tourist tradition on the eastern coast of the Adriatic.
Opatija became an elite summer resort with a 12km-long promenade called Lungomare which goes from from Volosko via Opatija to Lovran. An equally impressive mountain path runs through the forested hills from Opatija to Veprinac and farther to Učka. Already in 1889 Opatija was declared the first climatic seaside resort on the Adriatic, which strengthened its position as the most fashionable tourist resort. Numerous tourists and owners of the villas contributed by planting exotic plants to the horticultural grandeur. Opatija was so attractive that, at the end of the 19th and beginning of the 20th centuries, it was visited by the then most prominent personalities of the noble rank - Princess Luise von Sachsen Coburg, the Romanian King Charles I, the Swedish-Norwegian King Oscar and many others.
Tourist development is Opatija's main feature even today. Favourable climate, well-maintained landscape, maintained beaches and lively entertainment throughout the year make this place one of the most elite summer resorts in Croatia today. The offer includes 20-odd hotels, a large number of catering establishments, sports and recreational facilities, and especially entertainment opportunities. Near the hotel Admiral there is a marina open throughout the year. Many events in Opatija have a long tradition and offer a high-level entertainment such as: Carnival (January/February), International Yachting Regatta (in May), the Opatija Yachting Cup (in November).
Opatija is also a national centre in which Porin, the prize for the best musical pieces is awarded (in March), as well as one of the most important congress centres in Croatia. Here Miss Croatia is crowned once a year and some of the best restaurants in Croatia call Opatija their home.
